HOUSING PRICE DISTRIBUTION AND URBAN SPATIAL RESTRUCTURING IN BEIJING
利用2001、2003、2005年北京公寓交易数据,结合特征价格模型和莫兰指数,发现北京城市空间结构正从单中心向多中心转变,新兴中心(中关村、奥运中心)对房价影响增强。
In theory,the spatial distribution of housing prices is one important component of the spatial structure in cities.Combining the Hedonic model and Moran's I index in geo-statistics,this study employed mono-centric and polycentric urban models to analyze a random sample of 1 013,1 314,1 456 apartment units' transaction prices in the years of 2001,2003 and 2005 in Beijing.Data were collected from Beijing Construction Committee.The results show that:1) models which incorporate multiple urban centers(e.g.Tian'anmen,Jianguomen CBD,Zhongguancun,and Olympic Center),perform much better than those involving a single center,which confirms that the urban spatial structure in Beijing was moving from monocentric to polycentric;2) from 2001 to 2005,the influence of the traditional Tian'anmen Center on housing prices waned while that of the newly emerged centers of Zhongguancun and Olympic Center waxed,which implies that the centers with emerging urban function will exert stronger influences on housing prices distribution;3) area,level,distance to subway station,distance to first-tierschools were also found to have influences on housing prices.
