Abstract

Payment for the land use is bound to the problem of land value. Therefore, it is significant to improve accurate of land value assessment. This paper analyzes the defect of the existing base and standard land value assessment in China, and provides a new method that is based on Kriging. This paper is a case study on Hangzhou city. Based on GIS software, the spatial database of residential land value specimen in Hangzhou is established, and the specimen is proceeded by Geostatistics analysis, such as semi-variance function analysis. Based on analysis of semi-variance function structure, the models of semi-variance function are fitted. Using Kriging process, the thematic map of land value in Hangzhou is established. Finally the advantage of Kriging-based urban base and standard land value assessment is summarized. It also provides the thinking relevant to concrete appliance.
