Optimization of Land Use Pattern for a New Developed Urban District
基于Lowery模型,以员工生活质量和设施效率最优为目标,优化新开发区域的土地利用格局,并以大连新机场区为例验证了方案对控制通勤交通需求的有效性。
For the new developed districts during urbanization process, the paper developed a model based on the idea of Lowery Model, aiming to achieve the employee's quality of life(QOL) and service facilities efficiency optimal, to optimize the land use pattern in new district. Firstly, we analyze the demands on living infrastructure from the employees in the district, and study the impacts of the direct and indirect factors(such as commuting time, housing price, living facilities, and nearby facilities, accessibility to CBD) on their housing location. Secondly, we analyze the behaviors of the employees to locate their housing and build a housing location model based on quality of life index(QOL). Thirdly, we establish a land use model with the objective to maximize the QOL and the being served people by the living facilities in the new district, which can control the personal trip distance(especially the total vehicle travel distance for the commuting) through arrange the land use pattern. At last, we do a calculation with Dalian new airport district as an example. The results provide a rational scheme to control the traffic demand being induced by new airport development.
