The Study on Factors Influencing the Level of Commercial Housing Price
利用1999-2005年中国35个主要城市的数据,研究发现职工平均收入、单位面积资本投入、人均道路面积、城市距海岸线距离、国道数量及建成区绿化覆盖率是影响商品房价格的主要因素。
The problem of commercial housing price is the focus which the society concerns.The level of urban commercial housing price has a close relationship with the social and economic conditions.The paper studies the factors influencing the level of urban commercial housing price with data about 35 primary cities from 1999 to 2005.The result shows that the main factors are the average income of staff,the investment amount of capital assert per area,the area devoted to roads per person,the distance between the city and coastline,the number of national highway through the city,the green cover percentage in urban builtup areas,which represent urban economic development and personal income level,land input per area,the urban location and environment.It predicts the commercial housing price will change when the factors vary.Due to the change of factors,such as the economic development,the increase of population,the optimization of urban location,the rangeability of commercial housing price will higher in cities inshore with enough sunshine,abundant water resource,convenient traffic.
