AGGLOMERATE TYPES OF RETAIL BUSINESS AROUND URBAN SUBWAY STATION——TAKING GUANGZHOU AS AN EXAMPLE

Interests in the impacts of urban rail transit on land use and property values began to emerge in the early 1930s. But the first subway in Beijing China was constructed 100 years after the first in the world, and the Line 1 in Guangzhou was constructed 30 years later. So the research of its impacts was begun later than aboard. The construction of urban rail transit had important inducing impacts on urban economics and property values were higher near the subway station the elsewhere. Retail business can afford the high rents, so it agglomerates along the subway line. The construction of subway in Guangzhou has influenced special distribution of retail business. The effect of subway line vibrates on account of the station's location. Because of the differentiations of subway station's location, its power of congregating people is various; the subway may absorb different scale, different retail center structure and different retailing type of operation. Taking Guangzhou as an example, on the analysis of location character of each station, this paper has tried to categorize ground retail business around the subway station in the light of space distribution character, structure of retail business center grade and retailing type of operation.
