Research on Evolution of Spatial Structure of Land Use Intensity in the Market Reform Era:A Case Study of Residential Land in Beijing
基于城市经济学理论,利用1993-2006年北京住宅用地数据,分析了市场改革中土地利用强度空间结构的演变,发现基础设施和交通发展使容积率梯度变缓,市场力量正优化空间结构。
Based on the theoretical model of urban economics,using data from 1993 to 2006 in the land use rights granted market and employing GIS and SPSS analysis tools,this paper carries out a research on evolution of spatial structure of land use intensity in the market reform era,taking residential land in Beijing.as an example.Main conclusion are as follows:the evolution of spatial structure of land use intensity shows the consistency between Beijing and the cities of market economy countries,and the theoretical model can explain the evolution process since 1990s;in accord with the theory,the spread of infrastructure especially the development of transportation,led to the FAR gradient becoming significantly gentler since 1999;the raise of land-capital substitution elasticity reveals that,market forces are affecting the formation of spatial structure of land use intensity,with improving of the efficiency of market,and this will promote the optimization of spatial structure.
