Study on the Relationship between Floor Area Ratio (FAR) in Chinese Cities and Land Price during the Transitional Period:A Case Study in Lanzhou
研究中国改革开放后快速城镇化背景下,容积率与土地价格的关系与西方土地理论不同,发现容积率-地价曲线峰值向外移动,并以兰州数据验证了商业和住宅建筑在相同子区域相互促进的趋势。
This paper discusses that the relationship between floor area ratio (FAR) and land price is different from western land theory in terms of China's characteristic economic development,institutional transition,rapid urbanization since the opening-up and reform in China. We hold that the peak of FAR-land price curve is moving outward. And then based on this viewpoint empirical data in Lanzhou,West China are displayed in the last part of this paper. The conclusions are demonstrated as follows:( 1 ) commercial buildings and residential buildings were concentrated in the same sub-area,and both of constructions reciprocally promoted from thirty-year development perspective; (2) we simulate the trend between FAR of commercial land and of residential land and land price by exponential regression model.
