The Study of Influence Range of Subway Station Externality
研究了地铁站对周边房价的影响范围，通过构建地铁选择概率的Logistic模型，利用北京调查数据验证，得出基于选择概率的影响范围表。
On account of the problem about the influence range of the surrounding real estate prices which are affected by the subway station,this paper,based on summarizing the similar researches,presents that the influence of the prices of the real estate surrounding the subway station is militated through the factor of ″people″.This kind of influence can be researched through the probability of the selection of taking subway.Different from other similar researches,this paper,based on analyzing the factors which effect ″people″ on the selection of taking subway,constructs the ″logistic″ model of the selection of taking subway.Through the data verification model of the survey and investigation in Beijing,this paper observes the influence condition of the probability of the selection of taking subway through adjusting the variable X4,and gets the tabulation of the influence range of the surrounding real estate prices which are affected by the subway station based on the probability of the selection of taking subway.Finally,this paper discussed the applicability of the model and the problem of how to use the model in different cities.
