Tempo-Spatial Patterns and Influence of Leased Commercial Land Lots in Beijing
利用GIS空间分析方法,研究了北京租赁商业地块从二环到五环外的时空分布变化,发现核心区高密度集群扩大、新城中低密度集群增加,并讨论了其对城市土地利用和零售郊区化的影响。
With the aid of GIS-based spatial analysis methods,the paper illustrates tempo-spatial patterns of leased commercial land lots in Beijing.It indicates that the leased commercial land lots put forward from the second ring road to the outer of the fifth ring road.The number of it in urban function extended districts has declined,in new districts of urban development has increased,and in core districts of capital function maintains concentrated distribution.As each quadrant has local conditions,there are significant differences about the dynamic of leased commercial land lots in different quadrants.Then the paper uses the kernel method to analyze the spatial cluster of leased commercial land lots.It demonstrates that the area of the high-level clusters in core districts gets larger,the numbers of the medium and low level clusters in the new towns increase,and in the large-scale suburban residential area the clusters get more concentrated.In the end,the paper discusses the effect of tempo-spatial patterns' evolution of leased commercial land lots from the aspects of urban land use,retail suburbanization,function evacuation and the spatial mismatch between housing and employment.
