The Affecting Factors of Farmers' Willingness of Rural Residential Land Circulation Based on Logistic Regression Model Under Microscopic Welfare Perspective
基于武汉城市圈农户调查，用Logistic模型分析宅基地流转意愿的影响因素，发现仅18.97%的农户愿意流转，教育水平和非农收入比例有正向作用，庭院收入、归属感、地理位置有负向作用。
By sample survey on farmers' willingness of the rural residential land circulation in Wuhan Metropolitan area,questionnaire and logistic analysis methods have been applied,from a welfare point of view,the paper has made researches on the relationship between the farmers' willingness of rural residential land circulation and functions of rural residential land、attributes of rural households、farmers psychological characteristics,has explored the main factors about affecting the rural residential land circulation.The results showed that the ratio of farmers' willingness of the rural residential land circulation is only 18.97% at present.Affecting factors of farmers' willingness of the rural residential land circulation were educational level of head in the household、courtyard operating income、a sense of belonging families、geographic conditions of rural residential land and the off-farm income ratio of family;educational level of head in the household,the off-farm income ratio of family had a positive role in farmers' willingness of the rural residential land circulation,the others had a negative role.Based on these,the countermeasures of Rural Residential Land circulation should be proposed: when the rural settlement conversion Policy is formulated,the assessment of the welfare level of the rural residential land will be timely carried out;the public service system and social security system of the urban and rural residential land circulation will be established;the location and planning of new settlements will be strengthened in order to promote farmers' Production、life and employment,so farmers' welfare of the rural settlement conversion will be gradually improved as the socio-economic development.
