Abstract

Intensity variation and type transfer are the two kinds of land use change caused by human factor. Use marginal analysis as the core weapon, neoclassic economics explores the reason and dynamics of land use change by intensity and bid rent theory. However, it feels wildered currently when confronted plenty of facts--more and more green or cultural landscape, which has no economical production, stand with industrials in city center, even substitute them. So, the problem is, what the green or cultural landscape provide if they were permitted into city, and, how can we rethink the land economics by the answer. Aimed to more sustainable development, the value of the nature and human-self was realized in recent decades. And, their services to human welfare as a kind of capital, has been given much more interests by scholars in various fields. To explain the facts of land use changes above, this article redefined the core words of land economics based on the extensive capital theory--similarly with economical actives, the marginal analysis also fit the production process of natural capital and human capital; the intensity of a land is composed of natural, economical and human capital all together inputted, as well as, the type transfer is decided by bidding results of the three capital, which means, the benefits of the three kinds of production is the key point driving land use change.
