回顾中国城镇土地价值评估方法的发展，分析土地市场发展对其影响，借鉴市场经济发达国家和地区的经验，提出评估方法体系应从间接转向直接，从分类基准地价评估转向分区基准地价和标准宗地评估。
Firstly, the article reviews of land-value evaluating method development and analyses the influence of land marketdevelopment to it. Referring to the land-value evaluating method in the market economy developed countries and regions, thearticle puts forward that the method system of evaluating land-value should change from indirectly to directly and from the sortbenchmark land-value evaluation to the subarea benchmark land-value evaluation and the standard plot land-value evalua-tion.
