Research on Housing Purchasing Power of Urban Residents in Mainland China:Taking 35 Cities as Examples
本文提出一种结合房价、收入、消费、区域发展等多因素的住房购买力新测算方法，并对2009年中国35个主要城市进行实证分析，揭示区域不平衡问题，为住房政策提供参考。
In recent years,housing problems like higher housing price,heavier housing burden and differences of housing affordability among different parts of mainland China have become the most concerned issues of Chinese government.This paper analyzed existing calculation method of residential housing purchasing power and put forward a new method of measurement,with combination of the housing prices and income,consumption level,regional development level,supplying structure of the housing market,credit level and other factors,and made an empirical study of residential housing purchasing power of 35 major cities of mainland China in 2009.Through comparing the purchasing power of different regions,analyzed regional imbalance problems of housing purchasing power and provided reference for related housing policy.
