Theoretical Probe into the Land Appreciation during Urbanization
本文从理论上探讨了城市化加速阶段土地增值的原因、影响及利益分配问题，旨在为建立合理的土地利益分配体系提供依据。
China is in the stage of accelerating urbanization with an obvious promotion both in quantity and quality. As a basic element and carrier of the urban socio-economy,more and more the amount of the farmland will be turned into the urban land,and meanwhile,the lands of the old town are redeveloped and renewed resulting in a higher utility and value. As the fast development of the socio-economy and the enhancement of the urbanization,the value of land will continuously increase with its scarcity,and which will cause more conflict on the allocation among stakeholders. Therefore,a considerate theoretical study on the Land Appreciation is badly needed to build up the reasonable land interest allocation system,and to promote the socio-economy develop healthy,coordinately,and sustainably.
