REFERENCE RENT MEASUREMENT AND THE SPATIAL DISTRIBUTION FOR URBAN REAL ESTATE:A CASE OF GUANGZHOU
研究了城市房地产参考租金的测算方法,并以2007年广州为例分析了其空间分布特征,对地方政府调控租赁市场和征税有参考价值。
Reference rents for urban real estate are a set of average market monthly rents for various categories of realties within an urban planned district on a specific date of evaluation. These rents differ according to their district units or streets, current uses (commercial, residential, office industrial, etc.). The measurement and proclamation of reference rents are conducted. It is one of the important policy instruments of local government in regulating the rental market and collecting taxes on landlords. The technical line and methods were discussed, and the characteristics of spatial distribution were described based on the result of reference rent of Guangzhou in 2007.
