The Spatial Structure and Affecting Factors of the Housing Rental in Beijing
利用北京六环内住房租金的空间与非空间数据,通过空间自相关和地统计插值方法,发现租金从市中心向外递减,北部高值集聚、南部低值集聚,并识别出交通和公共服务设施是决定性影响因素。
Based on the spatial data and Non-spatial data of housing rental within the sixth ring road of Beijing,used spatial autocorrelation and geostatistical interpolation method, this paper explored the spatial distribution of residential rental and its influencing factors. The results show that, the housing rental in Beijing have strong spatial correlations, it gradually declines from the city center to the suburb. The H-H cluster type of the housing rental mainly distributes in the north of the city and the L- L cluster type distributes in the south. The population density, real estate development, employment center, city function zoning, traffic and the level of public service facilities can effect on the housing rental. Among those factors, the traffic and the public service facilities have a decisive impact on the regional residential rental. These factors affect the urban residential rental based on two reasons, which can affect the demand and supply of rental housing and the residential residential utility. This study can provide reference for housing rental management in Beijing.
