AN EMPIRICAL RESEARCH ON THE MEASUREMENTS OF THE REAL ESTATE BUBBLES: A CASE STUDY OF GUANGZHOU
比较了房地产泡沫的不同测度方法,以广州为例用因子分析法评估珠三角泡沫程度,发现市场运行稳定,主要得益于城市规划、土地储备制度和宏观调控政策。
After comparing the different measurable methods of the real estate bubbles,we choose Guangzhou for a case study and use factor analysis method to evaluate the degrees of the real estate bubble in the Pearl River Delta.In our research we discover that the real estate market of Pearl River Delta functions steadily in spite of a little fluctuation and the steady real estate market mainly benefits from the urban planning and the land reserve system as the central government macroeconomic regulation and control policy,the high degree of the real estate industrialization and the consumer rations.
