IMPACT OF ADJUSTMENT OF ADMINISTRATIVE DIVISIONS UPON THE CHANGES OF HOUSING PRICES——THE CASE OF NANHUI DISTRICT MERGED INTO PUDONG NEW AREA
研究了南汇区并入浦东新区的行政区划调整对房价时空变化的影响,发现调整后房价平均上涨2.74%,外围区域涨幅大于中心区域,但影响不如区位、交通和住房特征显著。
The adjustment of administrative divisions is often to adapt to urbanization and regional economic integration.Apart from the economic factors and ecological environment,the price of real estates is also closely related to social,political,cultural and other factors.However,such studies on the administrative factors impacting upon the price of housing are relatively rare.This paper takes Nanhui District merged into Pudong New Area as an example,with the help of Hedonic model,multiple linear regression model and semi-elasticity coefficient,aimmed to measuring quantitatively the impacting degree of adjustment of administrative divisions upon the temporal-spatial changes of housing prices.The results show as follows:(1) After the adjustment of administrative divisions,the average housing price of Pudong New Area was upward trend,housing price after the adjustment of Pudong New Area increased by 2.74% than before;(2)The peripheral locations increased faster than the central locations.In general,the adjustment of administrative divisions has positive effect on the change of housing prices,but its influence is not as significant as that of location,transportation and housing characteristics.Therefore,local government and developers of real estates should face rationally the adjustment of administrative divisions,not depend largely on the short-term adjustment of administrative divisions,and pay more attention to selecting developing sites,improving regional traffic conditions and environment,upgrading the level of property management,and perfecting community public services.
